The Inspection Report

The report we provide encompasses both a pest and dry rot and roof inspection along with a standard structural / mechanical home inspection. Paul is licensed by both Oregon Department of Agriculture for WDO inspections and the Oregon Construction Contractors Board for Home Inspections. We have personally developed an in-depth, concise computer generated report in a reader friendly format which includes photos and a summary. The report format has been developed to encompass the high standards set by ASHI and exceed the regulations set forth by the state of Oregon.

Clients are encouraged to attend all or part of the inspection, which typically last 3.5-4 hours and are normally 30+ pages with photos included. We feel it is in your best interest to review the report with you while on the site where any discoveries made can be viewed. If you are not able to attend the inspection, additional consultation is readily available by both e-mail and phone when needed. We try to take a positive approach to explaining observations and helping you find a solution for anything major that appears deficient in the home if you so desire. The information you will gain from our inspection will empower you to make an informed decision on your  real estate transaction or construction project  and also give you a reference point for the future maintenance of the property.

Oregon Construction Contractor Law (OAR 812) that governs Home Inspectors specifically excludes a WDO Inspection (Pest and Dry Rot). Furthermore, while Oregon Structural Inspection Standards are fairly strict when compared to many other States, Oregon has no requirements or standards in place governing licensing for WDO Inspections - no license is required. Federal government loan programs FHA/VA have qualification requirements for WDO reporting that inspectors must be licenced by the Oregon Department of Agriculture, that requires knowledge testing and continuing education of licencees. To insure that the inspector you hire is qualified in this knowlege area, make sure that your Inspector is licensed by the Oregon Department of Agriculture.

This sample will not be representative of all homes , but includes many items that indicate the scope and degree of our inspection.

This will give you a list of what every inspection should include. This does not guarantee that every inspector will know what they are looking at or looking for, notice that something is missing or mis-installed, or the consequences of any of the above.  This comes with knowledge and experience over time.
